In a large local council-owned park there are a number of empty propertes - cotteges and a couple of houses. But i'm not interested in them, especially as they are likely to be leased out again once the economic impact of covid imrpves.
What I am interested in is a small, boarded up building. Its like a large shed or tiny one room brick building. Its been empty forever. At least 40 years, probably longer. I think it was once used by a games warden bwck when the park was in private ownership.
I'm interested in obtaining the buildng and the small parcel of land for no other reason than to improve the area and security. The land is prone to poaching, with nearby rabbits, foxes, ans badgers being frequently targeted by dickheads with dogs (believe me, ive tried everything else short of hiding in some bushes 24/7 or taking ownershp).
There is nothing in the building. It doesnt even have an address. Is just there. In a sorry sate. Boarded up. Old security signs from no-longer existng security firms. The land is full of litter and waste, and broken fences, old rotted firewood, corrgated iron sheets, and broken flagstones. You could easily throw a fist sized stone over the land its so small.
The council is never going to use it. No one is. The only way its ever going to be used is if someone like me comes along, tidies the area up, add some security lights in the front and and secrty camera at the back and maybe install a chair and kettle inside so I can be caffeinated while I take photos of wildlife that goes by.
Just a thought. I reached out to the council a few years back and was jst given 'the property isnt for sale' bullshit. I expect the same this time. Which is really depressing as thr council are never going to do anythng else with it.

Meu esse país não da, o único jeito de você ter o mínimo de qualidade de vida é vivendo em condomínio fechado no interior. Moro em prédio aqui em SP e ja assaltaram mil vezes a farmácia e outros comércios aqui do lado, e olha que moro num bairro razoável, meu praticamente não tem mais essa de segurança por aqui, não importa onde você more.
Em contrapartida quando viajo pra Aruja para visitar minha namorada, que vive em condomínio fechado, meu, parece que você ta no melhor subúrbio da terra, o lugar é enorme, tem absolutamente tudo desde academia, piscina, parque, restaurante e afins e por um condomínio de R$ 900,00! Meu vsf, voce anda por lá às 3 da manhã e o máximo que acontece é dar de cara com um ganso que vive la no lago, enquanto que aqui você sai às 18 vira a esquina e te assaltam, isso se não te sequestram. Por um preço de um ap mais ou menos da zona sul de sp você compra uma puta casa lá e vive sossegado.
Meu no momento que me formar vou arranjar um trampo home office e com o tempo dou o fora daqui e vou dar um jeito de viver lá, nem fudendo que vou pagar uma fortuna pra viver com medo num lugar sem qualquer qualidade de vida.

I'm in the market for a new car possibly since my car lease is up at the end of next month. For context I drive a 2018 Camry SE with about 33,000 miles on it.
I got an offer from a Toyota dealership for $24,500 for my car and the residual value is $12,700. My current monthly rate is $290. I've been looking at other cars and would like to ideally be paying around the same monthly price but all new leases I've seen are at least $380/month.
Would it be better financially to just get a loan and buyout the camry to keep it or take the profit from returning the car and getting a new lease?

2022.01.24 19:26 Sitting-Hawk Realizing remaining $560k of Target Date Fund Gains (taxable) to Move to VTSAX/VTI

Been an interesting week! After getting burnt by Vanguard on their target date fund fiasco, I went looking for answers and found this group. I posted/vented here and then got contacted by the Wall Street Journal, and then interviewed on the phone. Wow. I have learned a tremendous amount in 1 week and it started with a post on Reddit Bogleheads! So thanks for that and the helpful comments here. 👍
Because of Vanguard's mishandling of the institutional TDF's, I was forced to realize $550k of capital gains which I'll pay ~$160k of taxes on for my 2021 tax return. I see this as a loss of investment capital...but not much I can do. [Trigger warning ahead...please be gentle 😊] Well, I have *another* ~$560k of unrealized gains in my 2035 target date fund holdings. After thinking and thinking and working out the numbers on paper, I'm thinking I'm going to go ahead and realize the remaining gain in 2022, pay the taxes, and dollar cost average out an exchange from VTTHX (2035 TDF) to VTSAX or VTI over 3 months. Ironically, if the stock market tanks, this would really benefit me to limit my capital gains I'm just going to DCA and not try to time the market for this exchange.
I still actually like and believe in TDF's in taxable accounts and it worked well for for where my head was at the time. I was not ready to go full VTSAX, deal with ETF's, or manage a mix of funds/ETS's. I got what I needed in a single fund. I actually enjoy seeing income spin off the funds--with normal capital gains. But the 2035 TDF eventually becomes an income fund which has been a concern for about 6 months now and the Vanguard issue I guess is a signal to move on. While I have enjoyed a nice run with TDF 2035, and some solid gains, I think I'd be better off just realizing the remaining gains, exiting the fund in favor of VTSAX/VTI which will have a roughly 3 point better return than the 2035 TDF over time as the TDF continues to shift towards bonds.
So, I'd really appreciate any comments/experience shares you could provide on this plan. 😀

My roommate just walked into my room, there I was laying in bed spooning out my jar of peanut butter (chocolate salted caramel, yes yes). She said that the whole image looked perfect, and that she had not seen me smile like this in such a long time (we have been living together for 5 years). Exactly one year ago I had my last period. Seven months ago my surroundings started to show their worries about my excessive training and weight loss. Two months ago I learned about HA. A months ago I bought no period now what. Two weeks ago I stopped high intensity work outs. I started eating more, but that voice, that annoying voice (Ive given her a name, Karen), kept telling saying ‘you’ve already had so much food today, why would you eat more. Even when I was hungry! The problem is that my body does not tell me I’m hungry anymore, instead I just feel weak. And today, when I was laying in bed confused if I ‘had to’ eat or not, I said I want to so will. And after enjoying a full jar of peanut butter, I have finally come to to the point that I am full, you know that Christmas fullness. And I am not disappointed, I am not angry, I am a little uncomfortable but that’s okey. I am happy, satisfied, today I officially started my road to HArecovery and I am excited!
